Residential And Roofed Work Place Rents

The provisions relating to housing and roofed work place rents shall also apply to the items left to the tenant for use with them.However,these provisions do not apply to the tenancies for a period of six months or less for the immovable property which has been designated for temporary use due to its nature.

In addition,these provisions are applied to all lease agreements made by public institutions and organizations, no matter what procedures and principles.

As a result of the nature of the real estate, it has been customized for Temporary Use(example; cottage. pension,etc.) does not apply in 6 or less term tenancy agreements.

Tenant’s Reassurance

This guarantee cannot exceed the three-month rental price if the contract and the obligation to guarantee the lease are included in the rent for residential and roofed business premises. If it is decided to give money or negotiable instruments as security, the tenant shall deposit the money into a term savings account so as not to withdraw it without the consent of the lessor. Negotiable instruments are stored in a bank. The bank may return the guarantees only with the consent of both parties or upon the finalization of the execution proceedings or on the basis of a court order.

Return of assurance money

If the lessor has not informed the bank that he has filed a lawsuit against the lessor with the lease agreement or has attempted to pursue it through execution or bankruptcy within three months following the expiration of the lease agreement, the bank is obliged to return the assurance upon the request of the lessor.
