DISCHARGE IN CONTRACTS SUBJECT TO GENERAL PROVISIONS

• 2-Eviction due to violation of the contract
• 3-Eviction due to the expiration of certain term contracts
• 4-Eviction on indefinite-term contracts
1-Default of the Tenant
If the lessee does not fulfill the obligation to pay the rent or ancillary expenses due after the delivery of the lessor, the lessor may give the lessee a period of time in writing and inform him that if he does not fulfill this debt during this period, he will terminate the contract.
The rental period for the tenant is at least ten days, and for residential and roofed business premises, the rental period is at least thirty days. This period begins to function from the day following the date of written notification to the tenant.
The Right To Sue

2. The owner who is not the lessor
3. Who acquired the real estate (new owner)
it has been recognized.
Warning :
According to Article 6098 SK 315, for the payment of the required rental money in lease agreements subject to the general provisions,;
the payment period for the tenant is at least 10 days,
it is at least thirty days for residential and roofed workplace rents.
BK 362 md for product rental.according to which it is at least 60 days
The periods start to work from the day following the date of the written notification.
Lawsuit:
It must be opened after the payment period is expected.There is no need to wait for the contract period for the said eviction case to be filed.
